I've been selling on Poshmark for about three years now, mostly from home. My inventory has grown to the point where my garage and spare bedroom are completely full. I've been thinking about renting a small physical showroom space, maybe 400-600 sq ft, where I could store inventory and also let local buyers schedule appointments to try things on. Has anyone here made the jump from online-only to a physical space? I'm trying to figure out if the overhead is worth it or if I should just rent a bigger storage unit and stay online.
I'm considering a physical showroom for my Poshmark business
Storage unit is way cheaper. I looked into a showroom for my vintage stuff last year and the commercial lease alone was going to eat every penny of profit. Unless you have a huge local following already, I don't see it penciling out
What's your average monthly profit right now? That's the first thing I'd look at. If a showroom costs $1,200/mo all-in and you're clearing $2k, that's a big chunk. Also check if the space is zoned for retail in your city, some of those cheap flex spaces aren't and you can get shut down.
I did appointments out of a rented studio for about six months. It was nice for higher-end pieces because people want to feel the fabric. But foot traffic was basically zero since I was in a weird industrial park. You have to be okay with it just being storage plus occasional appointments, not a real storefront.
That's helpful, thanks. i'm definitely not expecting walk-in traffic; the idea is appointment-only for local pickups and trying on. My profit is around $2,800/mo after fees and sourcing, so a $1,000 space would be a third of that before I even pay for utilities and insurance. That feels risky.
Insurance is the thing people forget. Commercial liability, contents coverage for all that inventory, maybe a rider for appointments. I got quoted $180/mo just for a small studio. Plus you'll probably newed a business license and possibly a separate tax registration depending on your state.
Have you considered a co-op or shared retail space? Some antique malls and boutique collectives rent booths or small rooms for a few hundred a month. You'd have shared insurance and a landlord who already has retail zoning. Might be a middle ground between storage unit and full lease.
I'd second the shared space idea. I know a couple of resellers who split a small warehouse and each take appointments on different days. They share the rent and the utilities. It's informal but it works if you trust the other person.
Trust is the issue there. i've heard horror stories about inventory disappearing or someone's appointment client wandering into the wrong section. You need clear boundaries and probably a written agreement, even among friends.
Storage unit. Seriously. Put the money you'd spend on rent into more inventory or better photography. A showroom sounds nice but it's a fixed cost that doesn't go away in a slow month.
One more thing, check youqr lease terms carefully. A lot of small commercial leases are 3-5 years with personal guarantees. If your Poshmark sales dip or the platform changes, you're still on the hook. That's the part that scared me off.
The personal guarantee point is a big one. I hadn't really thought about being locked in for years. I think I'm leaning toward a larger climate-controlled storage unit for now and maybe revisiting the showroom if my appointment requests keep growing. Appreciate all the input ngl.
Climate control matters a lot for certain items. I lost some leather bags to heat and humidity in a cheap unit one summer. Whatever you choose, make sure it's not a metal box in direct sun.
